SB 643 -- CONDOMINIUM PROPERTY

COMMITTEE ACTION: Voted "do pass" by the Committee on Consumer Protection and Housing by a vote of 15 to 4.

This bill allows condominium unit owners to prohibit or materially restrict the permitted uses of a condominium unit by agreement of at least 80% of the owners and permits condominium association bylaws to be amended by a majority of the unit owners.

FISCAL NOTE: No impact on state funds.

PROPONENTS: Supporters say that it should be more difficult for the unit owners to amend the declaration, which specifies property rights and that it should be easier to change the association bylaws if the majority wants to do so.

Testifying for the bill were Senator Schneider; and Curt Long.

OPPONENTS: There was no opposition voiced to the committee.
